Things are Looking Up
Real Estate in the 3rd quarter has seen a significant increase for the agents of the RE/MAX Bella Tierra office. Lot sales despite having an abundant supply are starting to sell in all price ranges.
Homes and Condos are very active with interest rates as low as 3.8%. People feel this is the time to purchase a second home or investment property in the Enchanted Circle area.
A good example of our market is when RE/MAX Bella Tierra Agents, Rogers & Vicki Lanon saw a new listing come on the market on a Tuesday evening that was priced below market, they made a few calls and had it under contract on Wednesday and closed it in just two weeks!
Another recent case was a foreclosure (which we see few of in our market) listed Tuesday and had four contracts by Friday and was under contract in less than a week. Price ranges of homes selling is also quite varied this year and has seen several million dollar homes sell as well as our core market of $225K-$500K homes.
One bedroom condos have been a little slower to sell which is typical for our market. However, two and three bedroom condos have seen good market movement.

With spring upon us we are going through what we locals like to call the “quiet time”. However this has proven not to be so for and my sister Vicki and I. This week alone we have had 2 clients we have been e-mailing drop in to look at homes. It seems to be a general feeling from our clients that the market is stable and with the fed’s talking about raising the federal reserve rate, this is the time to get thier own “slice of heaven”. As interest rates are at the lowest we probably will see ever again and with the interest of many owners wanting to do owner financing this is in my opinion one of the best times to get involved in the Angel Fire area. Also with the new country club opening and the changes to the platinum memberships, it really makes Angel Fire resort one of the best values in the country if not the best.
I notice that the last post on this page was last October. How is the market now? What is the average price per square foot for condominiums and for homes in the Angel Fire area? How is the rental market for vacation homes?
What ever happened to the hotel that was planned for the south side of the village – near the new fire station.
